Owner, Allan Dunstan, is offering the Historic Ajo Hospital for sale at a discounted price with the hope that it will become an integral part of the re-birth of this beautiful town.
The property is priced at $329,000 (about $11/ sq. ft.) with terms or $295,000 cash.
The building itself is in very good condition partly because it was built to withstand the nearby mine blasting. Most of the construction is masonry with poured concrete floors.
However, the roof has not been maintained and is in poor condition. Repairing the roof is a high priority and the seller has structured the offer accordingly. The estimated cost to replace the roof is $160,000 to $200,000.
Seller is willing to carry $190,000 of the purchase price and delay the first payment for one year to assist the buyer with cash flow. The purpose is to facilitate the roof repair which is a high priority to prevent further damage to the building interior.
The proposed payment schedule is semi-annual over 5 years (10 payments of $19,000) with 5% interest. However, as a further incentive to replace the roof, seller will waive all interest if the repair is made within one year of closing.
